Facilities Use Memorandum of Understanding


In consideration of the mutual covenants and promises set forth in this agreement, CUSD and AVCS agree as follows:


SECTION ONE


Facilities Interior Maintenance Provided by AVCS

  • 1. AVCS agrees to fund a proportionate share the cost of custodial maintenance for the interior of buildings on a larger site that is shared by Antelope View Charter School, Global Youth Charter School, and Center High School.
    • a. The proportion of the cost paid by AVCS will include routine cleaning and maintenance to the interior of the facility out of which the school operates and which is provided by CUSD rent-free funded by the 3% district share of overall actual revenues of AVCS.
    • b. An agreement as to the proportion of each organization's share will be negotiated by all parties before July 1st of each year for the following school year.
  • 2. AVCS agrees to provide materials and to pay for workmanship to provide routine maintenance of the interior of the facility out of which the school operates and which is provided by CUSD rent-free funded by the 3% district share of overall actual revenues of AVCS including:
    • a. Light bulbs, interior paint, carpet cleaning, and minor repairs.

SECTION TWO


Facilities Interior Maintenance Provided by CUSD

  • 1. CUSD agrees to provide materials and to pay for workmanship to provide non-routine maintenance and repair of the permanent structural elements of the interior of the facility out of which the school operates and which is provided by CUSD rent-free funded by the 3% district share of overall actual revenues of AVCS including:
    • a. Significant plumbing, electrical, heating/air conditioning, interior structural integrity problems.

SECTION THREE


Facilities Exterior Maintenance Provided by AVCS

  • 1. AVCS agrees to fund a proportionate share of the cost of custodial maintenance for grounds and the exterior buildings shared by Antelope View Charter School, Global Youth Charter School, and Center High School.
    • a. The proportion of the cost paid by AVCS will include routine janitorial maintenance and cleaning of the grounds and exterior of the facility out of which the school operates and which is provided by CUSD rent-free funded by the 3% district share of overall actual revenues of AVCS.
    • b. An agreement as to the proportion of each organization's share will be negotiated by all parties before July 1st of each year.

SECTION FOUR


Facilities Exterior Maintenance Provided by CUSD

  • 1. CUSD agrees to provide materials and to pay for workmanship to provide all routine and non-routine maintenance and repair of all elements of the exterior of the facility out of which the school operates and which is provided by CUSD rent-free funded by the 3% district share of overall actual revenues of AVCS including:
    • a. Routine grounds maintenance including mowing, pruning, watering and routine maintenance of sprinkler system,
      • i. Clean-up of graffiti,
      • ii. Painting of building exterior as needed,
      • iii. Window replacement in the event a window is broken,
      • iv. Routine maintenance of security system and locks on exterior doors.
